There are two different types of policies – a loan policy and an owner’s policy.

The loan policy protects the lender’s interest in the property in the amount of the outstanding balance of the loan.

The owner’s policy protects the buyer’s interest in the amount of the purchase price of the property.

Closing & Title

A title insurance policy insures that as the new owner, your title to the property is free and clear of any possible encumbrances, and that you have clear title from the seller. A title insurance policy insures that you will stand protected from loss or damage as a result of any title defects.


Throughout the entire process, we coordinate between all involved parties to ensure that they are satisfied with every detail of a transaction. To conclude the process, we schedule a location and place for the closing to occur.

What is a title agency?

At a basic level…

A title agency ensures that the property you are buying is legally clear to be sold, handles the legal paperwork required to transfer your property and offers title insurance.

After a title agency has determined that a property can be legally sold it will…

Identify legal issues that need to be corrected, issue a “title opinion letter” that verifies a clear title, or lists issues that may keep the property from being sold and correct any issues that are found.

Next, the title agency will…

Produce all legal paperwork required to transfer the property’s title to the new owner, prepare a closing statement containing all of the legal details of the sale, including charges, fees, taxes, and any associated costs with the transaction.

To complete the sale, the title agency will…

Collect the buyer or mortgage lender’s money, pay the seller and other expenses related to the sale and record the official legal documentation of the sale..
